What Happens When You Sell

Once you decide to sell, there are several stages between preparing the home and handing over possession. I will keep track of the contract dates and let you know what needs your attention as the transaction moves forward.

Plan the Sale

Before the home goes on the market, we will talk about your timing, the property, and what you need from the sale. If you are also buying, this is when we should determine how the two transactions may fit together.

Step 02

Prepare the Home

I will walk through the property with you before we decide what needs to be done. Some homes benefit from repairs or presentation work before listing, while others need far less.

Step 03

Set the Price and Prepare to Launch

I will review comparable sales and the homes buyers will be comparing with yours, then we will decide how to position the property when it goes live.

Once the home is ready, we will complete the listing materials and prepare it for the market.

Pricing Strategy

Step 04

Showings

Once the property is active, buyers and their agents can begin scheduling showings. We will establish showing instructions before the listing goes live so you know how access will be handled.

I will keep you updated on activity and relevant feedback while the home is on the market.

Step 05

Review Offers

When an offer comes in, I will go through the contract with you and explain the terms that affect the sale. Price matters, but it is not the only part of the offer.

Step 06

Under Contract

Once you accept an offer, the property is under contract, but several contract deadlines still remain before closing.

I will track the dates and let you know when something requires a decision or response.

Colorado Contracts Use Specific Deadlines

A Colorado purchase contract contains specific dates for different parts of the transaction. The dates in your contract control the transaction, so I will track them and let you know when a deadline requires something from you.

Step 07

Earnest Money

The buyer delivers the earnest money according to the contract. The funds are held by the party identified in the contract and are handled according to the agreement.

Step 08

Inspection

The buyer may conduct inspections during the inspection period established in the contract. Depending on the property, that can include the general home inspection and additional evaluations such as radon testing, a sewer scope, or review by a specialist.

The buyer may then raise inspection issues according to the terms and deadlines in the contract. If that happens, I will review the request with you and discuss the available responses.

Step 09

Title and Property Documents

Title work and other required property documents are handled during the contract period. Depending on the property, this may also include HOA or association documents.

If something requires your attention, I will let you know what is needed and the applicable contract deadline.

Step 10

Appraisal

If the buyer is obtaining financing, the lender may require an appraisal. The appraiser provides an independent opinion of value for the lender.

If the appraisal creates an issue under the contract, I will explain the relevant terms and the options available to you.

Step 11

Buyer Financing

If the purchase is financed, the buyer and lender continue working through the loan process while the transaction is under contract.

My role is to monitor the transaction from the real estate side and communicate with the other parties as we move toward closing.

Step 12

Final Walk-Through

Before closing, the buyer may complete a final walk-through of the property. This is generally an opportunity to confirm the property's condition and any agreed work before the transaction closes.

Step 13

Closing

Before closing, you will receive the documents and figures associated with the sale. At closing, the required documents are signed and the transaction is completed according to the contract.

If you have questions about a document or figure, we will make sure the appropriate title, lending, tax, or legal professional is involved when needed.

Step 14

Possession

Closing and possession are not always the same time. The contract states when the buyer receives possession of the property.

If you have agreed to remain in the home after closing, the terms of that arrangement should already be documented in the transaction.

What Happens if Something Changes?

Not every transaction follows the exact same path. Inspection, appraisal, financing, title, or another contract issue can require a decision along the way.

If that happens, I will explain what the contract says, what the other party is requesting, and the options available from the real estate side. Legal questions should be directed to an attorney.
